circumstances and situation, our aim at P J Palmers is to provide the framework,
backup and experience which will allow the landlord to realise the most potential from
their let property.

We provide 4 great packages which will make the renting of your property as smooth
and cost effective as possible, each package includes FREE Assured Shorthold
Tenancy Agreements, FREE check in of tenants at our offices Fully referenced tenants
and NO hidden irritating administration fees. If we are going to make a charge for a
service , we believe in telling you in advance rather than you finding out at a later time.

We also have no problem in displaying our fee’s for the services we provide, why would
we, we believe that we offer very competitive fee’s with exceptional value delivered by a
very professional, experienced team.

P J Palmers’ aim is to work with you to create an exceptional investment return from your property while providing peace of mind with exceptional service levels.

The services we offer:

Tenant Introduction Service:

• Free rental valuation and marketing advice regarding your property
• Internal and external photography
• Locating and fully referencing suitable tenants
• Wide advertising exposure including rightmove/findaproperty/lettingsearch and our own website, local newspapers and magazines including Latest Homes.
• Free inclusion in our regular e-mail marketing campaigns to targeted prospective tenants
• Initial set up of standing orders for rental payments
• Advise Local authorities and utility companies of new tenant’s details and meter readings. (subject to some information supplied by landlord)
• Advise on safety regulations and requirements for Gas, Electricity and Furniture
• A To Let Board if required.
• All viewings by prospective tenants accompanied by experienced member of staff
• Advice to Landlord as to Deposit Protection Options.

Our fee for this service is 2 weeks rent plus VAT

Rent Collection Service:

All the above included plus:

• We set and monitor the ongoing rent collection.
• Provide the landlord with monthly rental statements
• We will arrange annual Gas Safe Certificates as required
• Advise and organise as required by the landlord Property Electrical & PAT testing
• We prepare and administer Tenancy Extensions in consultation with the landlord and tenant
• We inform the utility companies and local authorities of the tenancy start and meter readings
• We will organize government required deposit protection at cost

Our fee for this service is 8% plus VAT

Full Management Service

All the above plus:

• Legal Expenses and Rent Protection policy provided by Rentshield Direct plus any associated renewals while we manage the property
• We Manage the property which consists of liaising between landlords/tenants and contractors using our experience to provide solutions and advice in a timely and cost effective manner.
• Arrange regular property visits by P J Palmers property manager with written report with a view to monitoring the condition of the property and recommending preventative maintenance.
• Provide the tenant with P J Palmers emergency contact details.

Our fee for this service is 10% plus VAT

Full Management plus

All the above plus:

• P J Palmers will commission a professional “virtual visual tour” of the property accessed via our website and selected property portals, a great marketing advantage for quality properties
• P J Palmers will commission a professional independent inventory prepared prior to tenancy start
• We will also commission an independent check-out report at the end of the tenancy
• We will administer and deal with any dispute or disagreement with regard to deposit return on behalf of the landlord
• If a fully managed property is empty for a time between tenants, we will make visits to ensure the property is secure and where necessary make arrangements for any maintenance.

Our fee for his service is 14% plus VAT
